Workshop Asbestos Roof Waterproofing

Engineering shops, joinery and fabrication workshops, trade counter units and light industrial bays often sit on 1970s–1990s asbestos cement roofs that have started to leak onto machinery and stock. Duratite encapsulates these roofs with GacoFlex S42 silicone, applied externally above the working shop floor, sealing leaks and locking down asbestos fibres without stripping. Works are scheduled around shift patterns and toolset moves so production carries on through the project.

Why Encapsulate, Not Strip

Key Benefits

  • Production carries on inside the workshop throughout the works
  • Eliminates roof leaks above lathes, mills, presses and joinery machines
  • Avoids the cost and risk of stripping cement above heavy fixed machinery
  • Compliant with ROI and NI asbestos regulations — full duty-to-manage records issued
  • 20-year warranty on the encapsulation membrane
  • Suitable for engineering, joinery, fabrication, paint shops and small manufacturers

The Process

  • Workshop survey including machinery layout and access strategy
  • RAMS pack and asbestos management plan update issued
  • Roof clean using GacoWash with controlled effluent capture
  • Lap repair, fixing replacement, rooflight replacement, rust treatment
  • Two coats of GacoFlex S42 at warranted DFT
  • Photographic sign-off and 20-year warranty pack

Workshop Asbestos Roof Waterproofing FAQs

No. The roof is washed externally with a controlled wet wash and effluent capture. There is no dry brushing, abrasive cleaning or pressure jetting that could push fibres into the workshop below. Internal air sampling is available on request and is included on larger schemes.
Yes. We co-ordinate roof access with overhead crane operators so live lifts inside the building and external roof works do not overlap. Most engineering workshops are happy to give us morning crane-free windows during the project.
GacoFlex S42 has a high solar reflectance index and modestly reduces summer roof temperatures. In winter the difference is minimal. Workshops with heavy heat-generating equipment usually see a small summer cooling benefit but we do not promise specific U-value reductions.
GacoFlex S42 is water-based silicone, low-VOC, no flame and no hot work. There is no fire risk during application. Standard hot-work permits are not required, which makes it suitable for workshops with paint stores, gas bottles or solvent use.
Anything from around 200m² upwards. Below that the call-out and warranty admin starts to dominate the cost. We are happy to combine smaller workshops on the same estate or trading park into a single mobilisation to keep per-m² rates competitive.
