Limerick grew where the Shannon — at 360 km the longest river in the British Isles — meets its estuary, and the river stays tidal through the city as far as the Ardnacrusha dam. Downstream, Shannon Foynes Port Company, Ireland’s largest bulk-port operator, has statutory control over 500 km² of estuary from Kerry to Limerick City. On the south-west edge of the city, Analog Devices runs semiconductor R&D and manufacturing at Raheen Business Park, where it has announced a new 45,000 sq ft facility and around 600 jobs. Warehousing, engineering workshops and trade units make up much of the rest of the commercial stock. Much of that stock is steel-framed and clad in profiled sheet, built for speed and cost rather than thermal performance.

The closest long-term weather reference is Met Éireann’s Shannon Airport station across the estuary in Clare. It averaged 1,019.7 mm of rain a year over 1991–2020, with about 169 days of 1 mm or more. That mild, moist estuary climate means the trouble with uninsulated sheds is rarely severe cold. More often the sheeting sits just cool enough, for long enough, to collect condensation: cut edges and fixings corrode, and water drips onto whatever is stored below.

Limerick's commercial buildings split roughly between two worlds. Along the Shannon Estuary, the port and bulk-handling side of the economy relies on large stores, workshops and sheds where bulk cargo, materials or machinery sit under wide steel roofs. Inland at Raheen Business Park, research and semiconductor work has attracted substantial investment, and the buildings around it include warehouses, suppliers' units and service workshops as well as the headline facilities. The insulation choice follows the use. A bulk store that is unheated but humid needs the roof sheet kept above dew point so moisture does not form and drip; a workshop heated during the day needs air leakage sealed so the heat is not lost through laps and eaves overnight. Before the survey, it helps to note shift patterns and when each part of the building can be emptied, because spraying cannot happen above people, stock or equipment. Sites running around the clock often prefer weekend or holiday shutdowns, and those dates tend to book up, so raise them early. Gather roof drawings if they exist, the age of the building, photos of corrosion at fixings and any history of leaks through rooflights. If the roof carries solar panels, plant or cable trays fixed from below, say so, as those affect access and masking. The approved installer then sets out how many phases the job needs and what must be repaired first.
