Cork’s industrial economy grew around its harbour. The Port of Cork Company runs what it describes as the world’s second-largest natural harbour, moving about 10.5 million tonnes and 300,000 containers a year through Tivoli, Ringaskiddy, Cobh and Belvelly. At Ringaskiddy, Janssen has operated a 40-hectare biopharmaceutical manufacturing and R&D campus since 2005. Surrounding that core are the stores, workshops, plant rooms and distribution sheds that serve port and process industry — much of it steel-clad and built long before current energy standards. Most of these buildings were designed to keep rain out, not to hold heat in.

Cork is markedly wetter than the capital. Met Éireann’s Cork Airport station recorded an average of 1,239 mm of rain a year over 1991–2020, with roughly 162 days reaching 1 mm or more. The River Lee splits in two around the island that holds the city centre before entering the harbour, and low-lying quayside buildings sit in damp, sheltered air for long spells. In a metal-roofed store, that leaves the inner face of the sheets below dew point for much of the time — so dripping onto goods and corrosion at fixings are familiar complaints.

Spray application is covered by Health and Safety Authority requirements, so expect a method statement, a defined exclusion zone and a ventilation plan before the first coat goes on.

Around Cork Harbour, many of the buildings that would benefit from insulation are not the headline factories but the support space around them: chemical and packaging stores, engineering workshops, spare-parts rooms and warehousing for contractors who serve process sites at Ringaskiddy and along the harbour. These spaces are often used in ways their builders never planned. A shed put up to keep rain off pallets may now hold temperature-sensitive consumables, a maintenance crew working through the winter, or a small office partitioned into one corner. Each of those changes pushes more heat and moisture into a structure that was never designed to hold either, and the underside of the roof pays the price. When deciding how to insulate, it helps to separate the goal. If the priority is stopping drips onto goods, closed-cell Nexseal LE applied directly to the sheeting is the natural choice. If the aim is mainly a warmer, quieter workspace under an already dry roof, an open-cell product may be proposed. On or next to regulated manufacturing sites, programme and access usually drive the job more than the spraying itself. Contractors are commonly asked for inductions, permits to work and method statements before they arrive, and hot-work or ignition-source rules may affect which equipment can be brought on site. Build that into the timeline from the start.
