Belfast began as a quay where the Farset joined the Lagan in the early 1600s, and the harbour still shapes the city. Belfast Harbour Commissioners, created under the Belfast Harbour Act 1847, run an estate of about 2,000 acres at the head of Belfast Lough — roughly a fifth of the city’s area. Titanic Quarter, a 185-acre regeneration district on Queen’s Island, is now home to more than 100 multinationals, among them Citi, HBO and Amazon. Around the new offices and studios, the harbour estate is full of sheds, stores and workshops with metal roofs. Belfast Harbour's estate covers a large share of the city, and the buildings on it now serve far more than shipping. Around Titanic Quarter, former industrial land has been redeveloped for technology, media and professional firms, while older sheds nearby still handle cargo, fabrication and storage. That mix shapes insulation decisions. A converted shed used as a studio, workshop or office needs comfortable, quiet space and controlled heating costs, which makes air sealing and a warm roof lining the priority. A working store needs the underside of the sheeting kept dry so nothing drips onto stock. In multi-tenant buildings, the question of who is responsible for the roof comes up early, because a tenant fitting out a unit may not have the right to alter the landlord's roof structure. Before arranging a survey, check the lease, get landlord consent in writing if needed, and collect whatever the building manager holds: drawings, an asbestos register if the building is old enough to need one, and records of past roof repairs. Photographs of condensation, staining on ceilings or rust at fixings help the installer see the pattern quickly. Note any sprinkler pipework, lighting or ductwork fixed under the roof, because it must be masked or worked around. Belfast City Council's Building Control is the local authority if the work needs approval.
