Nexseal LE is the core product for professional soffit insulation. This closed-cell spray foam — performance declared to BS EN 14315-1 — delivers exceptional thermal performance with a lambda value of 0.027 W/m·K — the lowest in its class.
Crucially, Nexseal LE features a low exothermic reaction — generating significantly less heat during application than competitor foams. For overhead soffit applications in confined spaces, this is not just a benefit, it is essential: it reduces the risk of scorching, shrinkage or damage to metal and fibre cement substrates, creates a safer working environment for technicians spraying overhead, and promotes stronger adhesion and a more consistent cell structure in overhead curing.
Why thermal bridging is a soffit-specific problem: exposed concrete soffits and metal deck soffits act as cold bridges. A multi-storey car park, undercroft or open-deck industrial unit can lose 15–25% of upper-floor heat through the soffit alone if untreated. Cold-side surface temperatures drop below the dew point, forming condensation, drips and — over time — corrosion of rebar and steel deck. Spray-applied closed-cell foam creates a continuous airtight insulation layer directly bonded to the substrate: no fixings, no boards, no joints — no path for thermal bridging, no gaps at column-to-slab junctions, no condensation behind a sealed surface.

Metal deck soffits — including Metsec profile decking, composite steel-concrete floors and steel ceiling systems — require a specialist approach. Duratite uses a proven hybrid spray foam system that combines the vapour-barrier properties of Nexseal LE with the thermal and acoustic performance of Sucraseal open-cell foam.

Nexseal LE combined with DC315 intumescent coating delivers Euroclass B-s2-d0 under EN 13501-1. In a fire event the DC315 expands to form a protective char layer, significantly limiting flame spread and smoke production.
