Nexseal LE is the core product for professional soffit insulation. This closed-cell spray foam — performance declared to BS EN 14315-1 — delivers exceptional thermal performance with a lambda value of 0.027 W/m·K — the lowest in its class.

Crucially, Nexseal LE features a low exothermic reaction — generating significantly less heat during application than competitor foams. For overhead soffit applications in confined spaces, this is not just a benefit, it is essential: it reduces the risk of scorching, shrinkage or damage to metal and fibre cement substrates, creates a safer working environment for technicians spraying overhead, and promotes stronger adhesion and a more consistent cell structure in overhead curing.

Why thermal bridging is a soffit-specific problem: exposed concrete soffits and metal deck soffits act as cold bridges. A multi-storey car park, undercroft or open-deck industrial unit can lose 15–25% of upper-floor heat through the soffit alone if untreated. Cold-side surface temperatures drop below the dew point, forming condensation, drips and — over time — corrosion of rebar and steel deck. Spray-applied closed-cell foam creates a continuous airtight insulation layer directly bonded to the substrate: no fixings, no boards, no joints — no path for thermal bridging, no gaps at column-to-slab junctions, no condensation behind a sealed surface.

Metal Soffit & Metsec Deck Insulation

The hybrid Nexseal & Sucraseal system for metal decks

Metal deck soffits — including Metsec profile decking, composite steel-concrete floors and steel ceiling systems — require a specialist approach. Duratite uses a proven hybrid spray foam system that combines the vapour-barrier properties of Nexseal LE with the thermal and acoustic performance of Sucraseal open-cell foam.

1Layer 1 — Nexseal LE Closed Cell (25–50mm): applied directly to the metal deck surface. Provides the critical vapour barrier, prevents condensation forming on the cold metal substrate, and delivers the primary thermal break.
2Layer 2 — Sucraseal Open Cell: applied on top of the Nexseal LE layer to maximise thermal performance and provide excellent acoustic absorption. Sucraseal fills the remaining void between steel beams, creating a continuous insulation envelope.
3Layer 3 — Vapour Control Layer (VCL): a separate VCL must be installed over the Sucraseal for ample vapour control. Sucraseal is open-cell and vapour-permeable — without a VCL, moisture from the occupied space below could migrate into the insulation system.
⚠ Important — VCL requirement for hybrid systems: when Sucraseal open-cell foam is used in a hybrid build-up on metal deck soffits, a separate vapour control layer must be installed on the warm side of the insulation. The VCL prevents warm, moist air from the occupied space below migrating into the insulation system, which could cause interstitial condensation and long-term performance degradation. Duratite specifies appropriate VCL systems as part of every hybrid soffit installation.

For soffit applications, Nexseal LE is the only choice as the primary system: low exothermic reaction for safe overhead application in confined spaces; Euroclass B-s2-d0 with DC315 for occupied and fire-rated zones; insulation AND vapour barrier in one application; bonds to and reinforces ageing roof sheets and cladding; and DC315 provides a hard, clean, white surface for exposed soffit areas. What is soffit insulation?

What fire rating does the system achieve?

How does the Euroclass B-s2-d0 system work?
Nexseal LE is sprayed onto the soffit to the required thickness. DC315 intumescent coating is then applied as a topcoat. In a fire event, the DC315 expands to form a protective char layer that insulates the foam beneath, significantly limiting flame spread and smoke production. The combined system is tested and certified to Euroclass B-s2-d0 under EN 13501-1.
What is the low exothermic reaction and why does it matter?
Nexseal LE generates significantly less heat during the spray application process. This is critical for soffit work where foam is applied overhead in confined spaces. The lower heat reduces the risk of scorching, shrinkage or substrate damage, provides a safer environment for operatives, and results in better adhesion and curing in overhead applications.
Can spray foam be applied to corrugated metal?

Can spray foam be applied to concrete soffits?

How thick should soffit insulation be?
For condensation control, 25mm of Nexseal LE is typically sufficient to raise surface temperatures above dew point. For thermal compliance with TGD L, 50–100mm may be required depending on target U-values. We provide free U-value calculations and condensation risk analysis for every project.
How long does installation take?
Most soffit insulation projects are completed in 1–3 days. Spray foam cures in minutes with no drying time. Where DC315 intumescent coating is specified, this adds approximately one day to the programme. Installation can take place in occupied buildings.
Is it suitable for occupied buildings?

What warranty is provided?

Do you provide fire certification?
Yes. Every project with DC315 intumescent coating receives full Euroclass B-s2-d0 fire certification — EN 13501-1 test certificate, DC315 product certification, application records and a project-specific fire compliance statement. Accepted by building control and fire consultants for Part B compliance.
What U-value does soffit insulation need to achieve?
The target is set by TGD L (Technical Booklet F2 in Northern Ireland) and depends on whether the building is new or existing. With Nexseal LE at 0.027 W/m·K, typical targets are achievable with 50–100mm spray depth. Duratite provides free U-value calculations for every project.
