What's the typical install for an industrial warehouse soffit?
A 2,000-5,000 m² warehouse soffit is normally sprayed from MEWP in 5-10 working days. Closed-cell foam direct to the steel deck or Metsec, finished with DC315 intumescent if Euroclass B-s2-d0 fire rating is required. Works around live racking with a marshalled exclusion zone.
Can you spray over corrugated metal deck?
Yes. Closed-cell spray foam bonds directly to galvanised metal deck, trapezoidal profile, corrugated sheet and Metsec slab. No primer required. The foam fills every trough — zero cutting, zero waste, zero thermal bridging at every fastener.
Will this work over asbestos?
For industrial soffits with non-friable asbestos cement or AIB, closed-cell foam can be used as an over-encapsulation system after a survey-led containment plan. Combined with DC315 intumescent it provides insulation + asbestos encapsulation + fire rating in one application. Always specified after an accredited asbestos survey.
What U-value can you achieve on an industrial soffit?
50 mm closed-cell delivers around 0.40 W/m²K. For TGD L industrial new-build or major retrofit, 75-100 mm achieves 0.18-0.25 W/m²K. We spec to your target U-value at survey based on the substrate U-value baseline and any existing insulation.
Will operations stop during installation?
Not necessarily. Most industrial soffit installs are sequenced in zones — racking can be sheeted with poly, MEWP works one bay at a time. We agree the sequence with the FM/H&S manager before mobilisation. Out-of-hours and weekend work is offered if production cannot be interrupted.
What's the cost for a 5,000 m² distribution centre soffit?

Will the foam handle racking impact and dust?
Closed-cell foam is structurally inert and resists racking-knock and dust ingress. The DC315 intumescent topcoat creates a hard, paintable, dust-shedding white surface. Pressure-washing is fine — closed-cell is hydrophobic.
How does this compare to PIR board on the deck?
Spray foam wins on speed (no fixings into structural deck), continuity (zero thermal bridging vs PIR's bridge at every fastener), conformity (sprays around primary beams and trough profiles without cutting), and longevity (closed-cell foam is structurally inert vs PIR's facer degradation). Supply cost is usually similar, but labour is lower on industrial schemes.
What's the payback period on the energy savings?
Most industrial buildings see 30-50% heating energy reduction after insulating the soffit. Combined with reduced HVAC summer cooling, typical payback is 3-6 years on a 5,000-15,000 m² warehouse. We can run an indicative U-value + energy-savings calc at survey stage.
Can I include this in a wider M&E or roof refurb programme?
