Concrete soffit insulation is one of the most technically demanding commercial insulation applications. Why Insulate Concrete Soffits?
- TGD L compliance — exposed soffits over unheated spaces (car parks, undercrofts) must meet maximum U-values
- Condensation control — cold concrete surfaces cause persistent condensation dripping
- Energy savings — heated spaces above uninsulated soffits lose enormous amounts of heat downward
- Ice prevention — in car parks, uninsulated soffits can cause ice formation on the deck above
Fire Rating Requirements
The fire rating of soffit insulation is critical, particularly in car parks and escape routes. Nexseal LE closed-cell spray foam with DC315 intumescent coating achieves Euroclass B-s2-d0 reaction-to-fire classification to I.S. EN 13501-1. The class required in each location is set by Technical Guidance Document B – Fire Safety in Ireland (Technical Booklet E in Northern Ireland) and should be confirmed with the design team at specification stage.
The DC315 intumescent coating is applied over the cured spray foam. In a fire, it expands to form a protective char layer that insulates the foam beneath, preventing flame spread and limiting smoke generation.
