Why Commercial Soffits Need Specifier-Grade Insulation

Commercial building soffit before insulation upgrade — thermal bridging and TGD L gap Before: under-insulated soffit

The specifier brief

Commercial soffits — under offices, retail floors, schools, hospitals — need to deliver three specifier requirements simultaneously: a target U-value for TGD L, Euroclass B-s2-d0 reaction-to-fire for TGD B, and full condensation control for occupant comfort. Most existing commercial soffits hit none of these.

  • Older buildings: U-value 1.5-2.5 W/m²K, far above current TGD L targets
  • No intumescent finish = no Euroclass fire rating under occupied floors
  • Condensation drips during heating season — H&S risk in public spaces
  • PIR board can't bridge column heads + complex services without fixings

4 Specifier Outcomes From a Single System

TGD L Compliance

Specified to your target U-value (0.18-0.40 W/m²K) at survey stage. Pre-cast certificate issued with handover.

TGD B (Fire)

Euroclass B-s2-d0 to BS EN 13501-1 with DC315 intumescent over closed-cell foam. Approved under occupied space.

Declared performance

Enverge Nexseal LE thermal and physical performance is declared by the manufacturer to BS EN 14315-1 — independently tested values for the closed-cell foam system.

Condensation Control

Closed-cell is a vapour barrier + insulation in one layer. Raises soffit surface temp above dew point year-round.

The Closed-Cell Spray Foam System

Enverge Nexseal LE + DC315 intumescent topcoat

Specified for commercial schemes: Enverge Nexseal LE closed-cell spray polyurethane foam, declared to BS EN 14315-1, sprayed direct to the slab underside, finished with DC315 intumescent topcoat. Typical 50 mm build-up bonds chemically to concrete, steel deck or composite slab — no primer, no fixings.

The DC315 topcoat over cured foam achieves Euroclass B-s2-d0 to BS EN 13501-1, fully compliant with commercial fire requirements (TGD B in ROI, Technical Booklet E in NI) for occupied buildings.

  • Nexseal LE declared performance to BS EN 14315-1 (independent test basis)
  • Sprays around columns, beams, downstand services, sprinkler runs
  • Zero fixings = zero thermal bridges
  • Vapour-barrier + insulation in one layer
  • Clean white DC315 finish — paintable for occupied public spaces

Commercial Soffit Insulation FAQs

Is closed-cell spray foam suitable for office and retail soffits?
Yes. Closed-cell spray foam is a specifier-grade insulation system for commercial soffits — offices, retail, schools, hospitals — where the underside of a suspended slab needs insulating + condensation control + Euroclass B-s2-d0 fire rating in a single application. Here the Nexseal LE performance basis is the manufacturer's declared values tested to BS EN 14315-1.
What's the performance evidence for commercial soffit insulation?
On this work the governing evidence is the Enverge Nexseal LE manufacturer-declared performance tested to I.S. EN 14315-1 (CE marked), plus the DC315 ETA; no third-party certificate is claimed. Combined, the system achieves Euroclass B-s2-d0 reaction-to-fire performance. Those declarations and data sheets are issued at survey stage.
Can you provide intumescent finish certification?
Yes. DC315 intumescent over cured Nexseal LE closed-cell foam delivers Euroclass B-s2-d0 to BS EN 13501-1. Test certificates, ETA documentation and FR-finish technical data sheets are issued with every commercial spec. The system is approved for occupied buildings under TGD B (ROI) and Technical Booklet E (NI).
What U-value can you achieve on a TGD L commercial retrofit?
A standard 50 mm closed-cell build-up delivers around 0.40 W/m²K. For new-build TGD L commercial schemes, 75-100 mm achieves 0.18-0.25 W/m²K. We spec to your target U-value at survey stage based on the existing substrate U-value baseline.
Will the install run while the building is occupied?
Most commercial soffit installs are phased zone-by-zone around the occupant's operating hours. Offices, schools and hospitals are typically sprayed after-hours, weekends or during planned holiday closures. We agree the sequence with the FM team pre-mobilisation and provide a full RAMS pack.
Can Duratite meet public-sector procurement requirements?
Yes. We supply standard procurement documentation for local authorities, hospital and school estates teams and main contractors across Ireland and Northern Ireland: full RAMS, chemical agents risk assessment, Safe Pass-carded operatives and public liability cover.
What's the indicative cost for a commercial office soffit install?
Priced after a free site survey for closed-cell foam to a commercial office soffit at standard 50 mm build-up, including DC315 intumescent finish, RAMS, MEWP allowance and 25-year manufacturer-backed warranty registration. Hospitals, schools and retail are priced the same way.
Can the DC315 finish be painted to a tenant colour?
Yes. DC315 cures to a white intumescent finish that's paintable with compatible decorative topcoats — useful for retail, hospital and office spaces where the soffit is visible. Tenant colour spec is added to the works order.
How does this compare to mineral wool or PIR board?
Spray foam wins on speed (no fixings into the slab), continuity (zero thermal bridging vs PIR/mineral wool at every fastener), conformity (sprays around services + columns without cutting), and Euroclass B compliance in a single product. Mineral wool is often cheaper to supply but slower and less continuous on commercial soffits.
Is the system part of any sustainability spec?
Yes. Closed-cell foam delivers 30-50% heating energy reduction in most commercial retrofits, supporting Net Zero estate plans and BREEAM/LEED submissions. EPD documentation is available on request for the Enverge Nexseal LE product.
