Ireland’s wet, windy climate is hard on commercial roofs. Limerick City and County Council is the building control authority for the whole area. Inland, at Raheen Business Park and similar estates, newer facilities have different roofs, frequently carrying substantial plant and services whose penetrations need careful detailing. Whichever type of building is involved, the survey is quicker when the owner prepares a few things in advance. Pull together roof plans or drawings, the approximate age and type of the existing covering, and photographs of leaks, rust or ponding taken soon after rain. Mark where water appears inside and whether it follows heavy downpours or lingers for days. If the site is a regulated manufacturer, find out what the safety team requires from contractors before the first visit, and whether any areas below the roof must be protected or closed during work. For estuary-side sites, check access arrangements with the port operator if the building sits inside a controlled area. The approved installer will then test adhesion, look for saturated insulation and advise whether coating is the right answer or whether a section needs repair or replacement first. They would if left in place, so they are removed first. The installer cleans the roof, treats remaining growth and lets the surface dry, then carries out adhesion tests on the prepared substrate. Only once the tests are satisfactory does coating begin. Damp estuary conditions mean this cleaning and drying stage needs to be timed carefully.
A coating will keep ponded water out of the building, and GacoFlex S42 is formulated for it. It does not change the roof’s falls, though. If water gathers because outlets are blocked or too few, the installer will clear or add them. If the deck itself has sagged, that may need structural attention before coating.
There is no standard duration. It depends on the roof area, how much repair and cleaning is needed, the number of coats and, above all, the weather. After the survey the installer gives a programme based on your roof and plans the work in phases so it can move forward whenever dry conditions allow.
You cannot tell reliably from inside, which is why the survey matters. The approved installer checks adhesion on the existing covering, looks for saturated insulation and assesses the deck. Your photographs of ponding and a record of where leaks appear help. If sections are too far gone, those are repaired or replaced before the rest is coated.
