Why coat

Why coat rather than replace a Galway commercial roof?

Most leaking commercial roofs in Galway and the wider County Galway area do not need tearing off. Where the deck and existing covering are sound enough, GacoFlex S42 silicone is applied over the prepared roof as a continuous, joint-free waterproof layer, with far less waste and disruption than a replacement.

Every Galway roof is surveyed first — substrate, adhesion, drainage and details — so the specification matches the roof you actually have.

Local context

Silicone coatings for Galway roofs facing Atlantic weather

Galway’s buildings face the Atlantic. The city sits at the head of Galway Bay, where the short River Corrib runs out of Lough Corrib past the Port of Galway in the bay’s sheltered eastern corner. Its commercial estate ranges from harbour-side stores to the medical-technology plants of Parkmore, where Medtronic announced 200 new R&D roles in 2022, and university, hospital and business-park buildings add many large flat roofs to the mix. Many of those roofs face the prevailing south-westerly winds coming in off the bay.

No County Galway synoptic station has published 1991–2020 averages, so the nearest Met Éireann reference is Shannon Airport, at 1,019.7 mm a year. Met Éireann notes that the west generally gets between 1,000 and 1,400 mm, and exposed sites on the bay may differ from Shannon. For a flat roof, frequent rain paired with strong wind means water driven under laps and flashings, as well as ponding wherever falls have settled over time. Salt carried inland on the wind can speed up corrosion on metal roofs and fixings near the shore, and leaks from driven rain often appear some distance from where the water got in.

GacoFlex S42 silicone is applied over the prepared existing roof as one seamless layer, taking away the laps and joints that driven rain exploits, and it is formulated for roofs where water ponds. The fibre-reinforced SF42 grade is used where extra strength at details, upstands and junctions helps — no separate fleece needed. Loose edge trims and flashings are refixed first, because roof edges are where wind uplift is greatest. A two-coat S42 system comes with a 20-year manufacturer-backed product warranty. Duratite supplies the coatings and puts Galway building owners in touch with an approved installer. Adhesion tests, repairs to blisters, splits and failed seams, and clearing of outlets all come before any coating.

Weather windows in the west can be short, so the installer programmes the job around forecasts and Gaco’s application conditions and may coat in sections. Galway City Council is the building control authority in the city, with Galway County Council beyond it; if roof insulation is upgraded at the same time, TGD L 2022 applies. The Health and Safety Authority regulates roof access and working at height, which on an exposed roof includes planning for wind. Hospital, university and laboratory buildings bring their own access and scheduling rules, which the installer works to, and materials and waste on an exposed roof are secured against gusts.

Medical-device research and manufacturing at Parkmore puts a particular kind of pressure on roofs. Production and laboratory areas beneath them cannot tolerate water ingress, and a single leak can mean stopping work, cleaning and investigating. So facilities teams on those sites tend to look for roof work that is planned, documented and predictable. The survey should begin with the building's own records: a roof plan, maintenance history, any leak reports with their locations, and a list of plant and penetrations added since the roof was built. Ask the site's quality and safety teams what they require from contractors, which may include inductions, working-hour limits, rules on odours or dust near air intakes, and sign-off before an area is handed back. Nearer the Port of Galway and along the Corrib, the roofs are more varied, from older stores with patched coverings to newer commercial units, and the questions tend to be about the state of the existing surface and how exposed it is to the weather off Galway Bay. Photographs taken during and just after heavy showers show where water pools and where it is getting in. Also note how the roof is reached, whether it has edge protection, and where materials could be lifted. With that information, the approved installer can confirm whether GacoFlex S42 over open areas and SF42 at details is appropriate. Duratite supplies the coatings and refers Galway enquiries to an approved installer, who agrees timing with the site.

Coat or replace?

Is your Galway roof end-of-life — or just end-of-surface?

Most leaking commercial roofs do not need tearing off. Where the deck and existing covering are sound enough, GacoFlex S42 silicone is applied over the prepared roof as a continuous, joint-free waterproof layer. The survey checks the deck, adhesion and drainage before anything is specified.

Recognise two or more of these? Coating is worth a survey — the free Galway roof survey confirms it either way.

Common problems

Problems we solve in Galway

Failing felt and asphalt

Older bituminous roofs crack and lose flexibility. Silicone coating can restore waterproofing over a sound, prepared surface.

Wind-driven rain

Exposed Irish sites see rain driven into every weak joint. A seamless membrane removes the joints.

Replacement cost and disruption

Stripping a roof means skips, weather exposure and downtime. Coating works over the existing roof while the building stays in use.

Persistent leaks

Splits, blisters and failed laps let water in wherever the roof covering has aged. A liquid-applied membrane covers the whole surface, not just the leak you found.

Roof refurbishment and regulations in Galway

A coating restores waterproofing but does not add insulation. Where a roof refurbishment counts as a material alteration under Technical Guidance Document L 2022, Table 10 sets 0.25 W/m²K for flat roofs. The survey flags whether your project triggers that requirement.
Improving roof insulation at the same time can support a better BER (Building Energy Rating), which is required in the Republic of Ireland when a building is sold or let.
Roof work is planned around safe access and work at height, in line with the requirements enforced by the Health and Safety Authority (HSA).

Your questions answered

Roof Waterproofing in Galway: your questions answered

Straight answers to the questions Galway building owners and managers ask most.

Do you provide commercial roof waterproofing in Galway?

Yes. Duratite Ireland takes enquiries from Galway and the wider County Galway area and routes them to an approved GacoFlex installer who covers County Galway. We do not have a branch office in Galway; the survey and application are carried out by the approved installer.

Does a roof coating in Galway need to meet TGD L?

The coating itself does not add insulation. If the wider refurbishment counts as a material alteration under TGD L 2022, Table 10 sets 0.25 W/m²K for flat roofs, and the survey confirms whether that applies to your roof.

Is GacoFlex S42 a spray foam?

No. GacoFlex S42 is a silicone liquid roof coating. It can be applied by spray, brush or roller, but it is a waterproofing membrane, not foam insulation.

Can the building stay open while the roof is coated?

In most cases, yes. The system is cold applied with no hot works, and the work takes place on the roof rather than inside, so most Galway buildings stay in use. The installer agrees access and programme with you.

Can GacoFlex S42 go over my existing roof in Galway?

Often, yes. Silicone coating is applied over many existing roof types, including felt, asphalt, single-ply and profiled metal, once the surface is sound and properly prepared. The survey checks the deck, adhesion and drainage before anything is specified.

What warranty comes with a silicone roof coating in Galway?

GacoFlex S42 carries a 20-year manufacturer-backed product warranty when it is specified and installed by an approved installer to the manufacturer’s requirements.

How much does commercial roof waterproofing cost in Galway?

It depends on roof area, condition, preparation and details, so we do not publish prices. After the free survey you receive a written quotation in euro from the approved installer.

Can a roof in Galway be coated between Atlantic showers?

Yes, with careful timing. Each coat needs a dry surface and conditions within Gaco’s limits while it is applied and starts to cure, so a short gap between showers is not always enough. The installer watches forecasts, prepares sections of roof in advance and coats when a long enough dry spell is forecast, stopping if rain moves in.

Will a silicone coating stand up to wind on an exposed Galway roof?

The coating is bonded to the existing roof, so its performance depends on that roof being secure. That is why the installer checks and refixes edge trims, flashings, loose sheets and fixings before coating. Where the underlying covering is poorly attached, it has to be secured or replaced first — a coating cannot hold down a loose roof.

Do I need a separate fleece at details on a Galway roof?

Not with SF42, the fibre-reinforced grade of GacoFlex silicone, because its reinforcement is built in. Plain S42 is not fibre-reinforced, so the installer chooses where each grade is used — SF42 is typically chosen for laps, upstands, penetrations and junctions, with S42 across the open field of the roof.

Can roof coating near air intakes at a Galway manufacturing site cause problems?

It needs planning. Some sites have rules about odours or dust near air-handling intakes, so the approved installer agrees with your facilities team when those sections are coated and whether intakes are temporarily protected or plant adjusted. Share the site's contractor requirements early, along with a roof plan showing plant, so these points go into the method statement.
