Finished flat roof
Torquay, England: finished GacoFlex S42 silicone coating on a flat roof (UK project).
Cold-applied silicone roof coating for Derry warehouses, factories and commercial buildings, with a 20-year manufacturer-backed product warranty.

Most leaking commercial roofs in Derry and the wider County Londonderry area do not need tearing off. Where the deck and existing covering are sound enough, GacoFlex S42 silicone is applied over the prepared roof as a continuous, joint-free waterproof layer, with far less waste and disruption than a replacement.
Every Derry roof is surveyed first — substrate, adhesion, drainage and details — so the specification matches the roof you actually have.
Derry sits where the River Foyle runs into Lough Foyle and on towards the Atlantic, and its port has moved downstream over time. Foyle Port, whose harbour commissioners were set up by Act of Parliament in 1854, relocated to a deep-water terminal at Lisahally in 1993 and now handles about 2 million tonnes of cargo a year — mostly bulk oil, coal, animal feed, fertiliser and plywood. At Foyle Port Innovation Park in Maydown, planning permission was granted in 2024 for Atlantic Hub’s 120 MW data-centre campus. Between the port, the industrial estates and the city’s public buildings, there is a large stock of flat and metal roofs.
The north-west is wet. The Met Office’s Lough Fea station in County Londonderry averaged 1,371 mm of rain a year over 1991–2020, on about 197 days with 1 mm or more. Lough Fea lies inland of the city, so conditions in Derry itself may differ, but the figure gives a fair sense of the weather arriving off the Atlantic. Roofs that see rain on more than half the days of the year stay damp for long spells; ponding, saturated insulation and corroding laps are the common results. Outlets blocked by moss and debris make ponding worse.
GacoFlex S42 silicone coatings are formulated for roofs that hold water, forming a seamless membrane over the cleaned and repaired existing surface. The fibre-reinforced SF42 grade suits roofs with many details and laps, and both can be sprayed, brushed or rolled. With so many wet days, programming is everything: the approved installer waits for a dry surface and conditions within Gaco’s published limits, and a big roof may be coated in phases. A two-coat S42 system carries a 20-year manufacturer-backed product warranty. Duratite supplies the materials and refers Derry projects to an approved installer. On metal roofs, corroded cut edges and fixings are treated first, and adhesion testing confirms the existing surface is suitable.
In Northern Ireland, energy requirements for buildings other than dwellings come from the Building Regulations (Northern Ireland) 2012 and Technical Booklet F2 — relevant if roof insulation is replaced alongside the waterproofing. Derry City & Strabane District Council’s Building Control service is the authority. Roof safety is enforced by HSENI, and on older buildings the Control of Asbestos Regulations (Northern Ireland) 2012 must be considered before any work starts. Public and institutional buildings may also have their own procurement and access requirements, which the approved installer works within.
Foyle Port's terminal at Lisahally handles bulk imports such as animal feed, fertiliser and plywood, and the stores that hold those goods depend on roofs that keep them dry. Damp feed or fertiliser loses value quickly, so a leak over a bulk store is a commercial problem rather than an inconvenience. Nearby, the Foyle Port Innovation Park at Maydown has planning permission for a large data-centre campus, a reminder that the area's future buildings may carry roofs with heavy plant loads and very low tolerance for water. For existing stores and industrial units around Derry, the survey starts with what the owner knows. Keep a note of where water appears and after what weather, because in the wet north-west the difference between a leak that follows every shower and one that appears only in driving rain helps trace the cause. Collect roof plans, the age and type of the existing covering, and records of patch repairs. Clear outlets and gutters if it is safe to do so, and photograph the roof after rain to show where water pools. Check whether contractors need port inductions or passes, and where a lifting platform can stand. Given how many wet days the area sees, the approved installer will want flexibility on dates so coating can go on in dry spells; building that into expectations avoids frustration. Duratite supplies GacoFlex S42 and SF42 and introduces an approved installer covering Derry and the north-west.

Leaks through splits, blisters or failed laps
Ageing felt or asphalt that has cracked and lost flexibility
Rusting laps, fixings or sheets on a profiled metal roof
Leaks starting at upstands, rooflights, gutters or penetrations
A building that needs to stay in use while the roof is refurbished
It depends on roof area, condition, preparation and details, so we do not publish prices. After the free survey you receive a written quotation in sterling from the approved installer.
| What sets the price | What it covers | How it is confirmed |
|---|---|---|
| Roof area | The area of roof to be coated | Measured at the free survey |
| Condition | The deck, the existing covering and adhesion | Inspected at survey |
| Preparation | Cleaning, repairs and treatment of corroded laps and fixings | Set in the written specification |
| Details | Upstands, rooflights, gutters and penetrations | Recorded at survey |
Every quotation follows the same survey-led route, whichever county the building is in.
Silicone, not foam. GacoFlex S42 is a silicone liquid roof coating. It is not spray foam and is not an insulation product.
Seamless membrane. Applied as a liquid over the prepared roof, it cures into a continuous waterproof layer with no laps or seams.

Where the deck and existing covering are sound, GacoFlex S42 silicone restores the waterproofing in one seamless membrane while the building stays in use.
The same roof, two routes. The free survey establishes which one is right.
| What it means for you | GacoFlex S42 silicone coating | Full roof replacement |
|---|---|---|
| Existing covering | Coated over once sound and prepared | Stripped, skipped and replaced |
| The building below | Most buildings stay in use | Weather exposure and downtime while stripped |
| Joints and laps | Seamless, joint-free membrane | Depends on the new covering |
| Hot works | None — cold applied | Depends on the system chosen |
| Warranty | 20-year manufacturer-backed product warranty | Depends on the system and installer |
Splits, blisters and failed laps let water in wherever the roof covering has aged. A liquid-applied membrane covers the whole surface, not just the leak you found.
Stripping a roof means skips, weather exposure and downtime. Coating works over the existing roof while the building stays in use.
Exposed Irish sites see rain driven into every weak joint. A seamless membrane removes the joints.
Older bituminous roofs crack and lose flexibility. Silicone coating can restore waterproofing over a sound, prepared surface.

Straight answers to the questions Derry building owners and managers ask most.
Yes. Duratite Ireland takes enquiries from Derry and the wider County Londonderry area and routes them to an approved GacoFlex installer who covers County Londonderry. We do not have a branch office in Derry; the survey and application are carried out by the approved installer.
The coating itself does not add insulation. If the wider refurbishment brings the roof within the Building Regulations (Northern Ireland) 2012, Technical Booklet F2 applies, and the survey confirms whether that is the case.
No. GacoFlex S42 is a silicone liquid roof coating. It can be applied by spray, brush or roller, but it is a waterproofing membrane, not foam insulation.
Often, yes. Silicone coating is applied over many existing roof types, including felt, asphalt, single-ply and profiled metal, once the surface is sound and properly prepared. The survey checks the deck, adhesion and drainage before anything is specified.
In most cases, yes. The system is cold applied with no hot works, and the work takes place on the roof rather than inside, so most Derry buildings stay in use. The installer agrees access and programme with you.

GacoFlex S42 carries a 20-year manufacturer-backed product warranty when it is specified and installed by an approved installer to the manufacturer’s requirements.
Yes, but the programme has to be flexible. Coating needs a dry surface and conditions within Gaco’s limits during application and curing. The installer prepares the roof in advance, watches forecasts and coats in sections when dry spells arrive, rather than committing to fixed dates. Drier, milder months generally give more usable windows.
It can. On profiled metal, the installer treats corroded cut edges, renews or seals fixings and repairs failed laps before coating. SF42’s built-in fibre reinforcement suits those details, and S42 covers the open roof. Badly perforated sheets are replaced. A survey confirms whether the sheets are sound enough to coat.
Derry City & Strabane District Council’s Building Control service. A coating alone restores weatherproofing, but if insulation is being replaced or upgraded, the Building Regulations (Northern Ireland) 2012 and Technical Booklet F2 may apply. HSENI regulates safety on the roof, including edge protection and access.
Build flexibility in from the start. Preparation, repairs and outlet clearing can often go ahead in mixed weather, while coating waits for dry windows within Gaco's application limits. Agree a target period rather than fixed days, and give the approved installer reasonable notice of access and inductions, so they can move quickly when a dry spell arrives.
