Belfast’s commercial roofscape runs from older warehouses and mills in and around the city centre to the large sheds of the harbour estate and the newer buildings of Titanic Quarter, where more than 100 multinational companies are now based. The harbour estate alone covers some 2,000 acres at the head of Belfast Lough. A great deal of that property sits under flat or low-pitched roofs — built-up felt, asphalt, single-ply and profiled metal — each with its own way of failing. The Met Office’s Aldergrove station averaged 872 mm of rain a year over 1991–2020, spread over around 161 days with at least 1 mm. Rain on that many days keeps roofs wet for long stretches.
