Why Car Park Soffits Need Specialist Insulation

The exposed-slab problem

Multi-storey car park soffits sit between heated occupied space above (offices, retail, residential) and unheated parking below. The exposed concrete or metal-deck soffit acts as a continuous cold bridge — wicking heat out, dropping interior surfaces below the dew point, and condensing moisture that drips onto cars or accelerates rebar corrosion.

Enverge Nexseal LE + DC315 intumescent topcoat

The system is Enverge Nexseal LE closed-cell spray polyurethane foam — supplied by Duratite and applied by our approved installer network directly to the underside of the slab, finished with DC315 intumescent topcoat. Sprayed at typically 50mm build-up, the foam bonds chemically to concrete, rebar, metal deck and column heads — no primer, no fixings, no fasteners.

The DC315 topcoat over cured foam achieves Euroclass B-s2-d0 reaction-to-fire performance, fully compliant with commercial fire requirements (TGD B in ROI, Technical Booklet E in NI) for car parks under occupied buildings.

Can you spray car park soffits with vehicles parked?
Most multi-storey car park installs are phased deck-by-deck so the operator never has to close the full structure. We use plastic sheeting to mask vehicles and signage on adjacent decks, and apply during off-peak windows. RAMS and method statements are agreed pre-mobilisation with the FM team.
How long does a typical car park deck install take?
A 1,000–2,500 m² single-deck install typically takes 3–5 working days for the spray application, plus 1–2 days for the DC315 intumescent finish coat. Larger multi-deck schemes are sequenced over 4–8 weeks.
Will the spray foam meet Building Regulations fire requirements (TGD B / Technical Booklet E)?
The governing evidence here is the Enverge Nexseal LE manufacturer-declared performance to I.S. EN 14315-1 (CE marked); no third-party certificate is claimed. Will my buildings insurer accept this?
Yes. Closed-cell spray foam is structurally inert, does not promote moisture retention or rot, and does not affect standard buildings insurance. Our installer carries full public liability insurance and the product carries a 25-year manufacturer warranty.
Does the foam work over rebar and steel deck?
Yes — closed-cell foam bonds directly to concrete, rebar and steel deck without primer. It also acts as a vapour barrier, stopping condensation cycles that would otherwise corrode rebar over decades.
Will drivers smell anything during or after application?
The spray foam has a mild odour during application that dissipates within 24 hours of full cure. The deck is unoccupied during spraying. Once the DC315 topcoat is applied the system is inert, odour-free and ready for traffic.
What U-value can you achieve?
