Why Rooftop Tanks Are the Highest Priority
Rooftop header tanks, break tanks and storage cisterns are the most exposed, hardest-to-access and highest-consequence water tanks in any commercial building. They sit directly on the roof slab or in rooftop plant rooms, fully exposed to wind chill, solar gain, driving rain and the full range of Irish weather. When they fail, the water flows down through the building. A single burst rooftop tank can cause more damage in 30 minutes than years of routine maintenance can prevent. Every facilities director of a large commercial building has either dealt with a rooftop tank failure or knows a colleague who has.
The good news is that rooftop tanks are among the easiest to insulate retrospectively, because they are usually reached from a flat roof or plant room floor with good spray access to all four tank faces and the tank top. The Nexseal LE + Gaco system is specifically well suited to this environment.
Typical Applications

Access and Scaffolding Considerations
The single biggest cost variable on a rooftop tank project is access. Where the tank sits on a flat roof with edge protection already in place, the Duratite approved installer can mobilise the spray rig with a standard goods hoist or rooftop lift and begin work the same day. Where access requires scaffolding, cherry picker or tower craning of equipment, the project cost and programme extend accordingly. At survey stage, Duratite will always identify the access route and cost it transparently.
Working at height must be planned and managed under Irish workplace safety legislation. All Duratite approved installers operate under the relevant RAMS (Risk Assessment & Method Statement), hold appropriate insurance and carry the training required for rooftop work (typically including mobile tower, powered access platform and harness training depending on the access method).
Weight — Is the Roof OK?
Facilities managers frequently ask whether insulating the rooftop tank will add a problematic load to the roof structure. The answer is almost always no. Nexseal LE has a cured density of approximately 32 kg/m³, which makes it one of the lightest insulation systems available. A typical 5,000 litre GRP sectional tank has a surface area of around 25 m². Applying 75mm of Nexseal LE adds only around 60 kg of foam, plus a few kilograms of Gaco topcoat — essentially negligible on any commercial roof structure designed to hold the thousands of kilograms of stored water in the tank itself.

UV Exposure and Topcoat Selection
Rooftop tanks are the most UV-exposed installations in Duratite's portfolio. Direct sunlight over 15–20 years will degrade any polyurethane foam surface that is not properly protected. The topcoat specification for rooftop tanks is therefore always Gaco S42 silicone, which is specifically engineered for long-term UV resistance and holds its physical properties through decades of weathering. Gaco S42 is the same product used in full-scale roof refurbishment projects on warehouse and industrial roofs and has a proven track record on commercial roofs.
Gaco U92 polyurethane is a good alternative where the rooftop tank is partially shaded or inside a covered plant room. Gaco 127 acrylic is not recommended for fully exposed rooftop applications.
Legionella Control on Rooftop Systems
Rooftop tanks present a specific legionella risk because they experience the full range of seasonal ambient temperatures — from freezing in winter cold snaps to hot sunny days in summer — and the standing water inside responds directly. Without insulation, a rooftop tank on a south-facing flat roof on a sunny July afternoon can climb well above the 20°C cold water target.
Installing 75–100mm of Nexseal LE effectively decouples the stored water from the ambient rooftop environment. Summer water temperatures typically stabilise close to the cold mains inflow temperature rather than tracking air temperature. This single intervention can bring a rooftop tank back within the 20°C target with no other system changes.
Installation Workflow
A typical rooftop water tank insulation project runs as follows:
1. Free site survey — Duratite attends site, measures the tank, confirms access, photographs the substrate, reviews existing insulation (if any), and identifies any remedial work needed.
2. Specification and quotation — Fixed-price written quotation with product, thickness, topcoat, access method and programme.
3. Pre-installation — RAMS issued, approved installer briefed, equipment mobilised.
4. Installation day — Substrate preparation, Nexseal LE application in passes, curing, Gaco S42 topcoat.
5. Sign-off — Installation certificate issued, photographic record for duty holder's records.
Most rooftop tanks can be insulated in one working day, including access set-up. Larger tanks or multi-tank installations may run to two or three days.
