The Growth of Commercial Rainwater Harvesting

Commercial rainwater harvesting has grown in Ireland over the past decade, driven by BREEAM credits, water efficiency targets, the cost of mains water for non-domestic users and the environmental credentials sought by corporate occupiers. A typical commercial rainwater harvesting system collects roof runoff, filters it, stores it in a bulk tank and distributes it to non-potable uses — typically WC flushing, landscape irrigation and washdown services. The storage tank is the heart of the system, and whether it needs insulation depends entirely on where it sits and what the system is used for.

Duratite's position is pragmatic: rainwater harvesting tank insulation is not always necessary, and we will tell you honestly when it is not. For below-ground tanks in most commercial installations, insulation is rarely justified on cost-benefit grounds. For above-ground tanks, particularly in rooftop plant rooms or external compounds, insulation is often essential. This article helps you work out which category your system falls into.

I.S. EN 16941-1 and the Standards Framework

I.S. EN 16941-1:2018 is the Irish adoption of the European standard for on-site non-potable water systems that use rainwater, and it is the reference for how rainwater harvesting systems are designed, installed and maintained. Tank insulation is not what the standard is about; the design aim is water quality that suits the end use. In practice, that means controlling tank temperature where the stored water is prone to warming, because warm standing water in a dark tank is an excellent environment for bacterial and algal growth.

Backflow protection is covered separately by I.S. EN 1717 (Protection against pollution of potable water), which sets out the backflow protection needed so that rainwater systems cannot cross-contaminate the potable supply. Insulation does not affect these cross-contamination protections but it does support the microbiological quality objective.

Above-Ground vs Below-Ground Systems

Below-ground rainwater tanks sit in a thermally stable environment — below about 1m depth, subsoil temperature varies very little through the year. This natural thermal stability means a below-ground tank rarely needs supplementary insulation. The water enters cool, stays cool, and is protected from summer solar gain and winter frost by the surrounding soil.

Above-ground tanks are a different story. An above-ground commercial rainwater tank in a rooftop plant room, external compound or warehouse yard experiences the full range of Irish ambient temperatures. In summer, direct solar gain can push the stored water above 20°C, promoting algal bloom and bacterial growth. In winter cold snaps, exposed above-ground tanks can freeze, cracking shells and causing system failures. For these installations, Nexseal LE external insulation is the standard solution.

Frost Risk for Above-Ground Tanks

Above-ground rainwater tanks are genuinely at risk of freezing during cold snaps. Unlike potable cold water header tanks (which have continuous inflow from the mains), rainwater tanks only refill when it rains — and in a dry, cold high-pressure spell, the tank can sit with static water for days or weeks. Static water in a thin-walled above-ground tank reaches ambient air temperature and freezes readily. The result is split tanks, burst pipes and expensive repair bills.

Insulating with 75mm of Nexseal LE extends the freeze time of a typical 10,000 litre above-ground rainwater tank to several days even in still sub-zero air, which is generally enough to ride out an Irish cold snap. For exposed sites or larger installations, 100mm is recommended.

Algal Bloom and Temperature Management

Rainwater stored at elevated temperatures in dark tanks is an excellent environment for algal and bacterial growth. Water held above 20°C for extended periods commonly develops visible blooms, off-odours and particulate contamination that clogs filters and compromises the system's ability to deliver water of the intended quality. For commercial systems feeding WC flushing, this is a nuisance. For systems feeding landscape irrigation or washdown uses, it can be a significant operational problem.

External Nexseal LE insulation keeps above-ground rainwater tanks below 20°C in summer, dramatically reducing microbial growth and extending the service intervals for filter and UV treatment systems.

HVAC and Greywater Reuse Applications

Some commercial rainwater and greywater systems feed into HVAC cooling tower makeup or process cooling applications. These installations have their own temperature management requirements — in cooling tower applications, the water is deliberately allowed to warm, and the risk is Legionella growth within the tower itself. In process cooling applications, the rainwater is often chilled further before use, and insulation of the intermediate storage tank becomes an energy optimisation question rather than a quality question.

Cost-Benefit Analysis

The cost-benefit case for rainwater tank insulation depends on three factors: the cost of the insulation itself (driven by tank surface area, thickness, topcoat and access, and confirmed as a fixed quotation after a free survey), the cost avoided from failures (burst tanks, repair callouts, algal bloom remediation, filter replacement) and the operational value of reliable system availability. For a typical 10,000 litre above-ground commercial tank, a single avoided burst-tank incident usually costs more than insulating several tanks of that size.

For below-ground tanks, the payback generally doesn't exist — subsoil thermal stability already provides everything insulation would add, and we'll advise you accordingly.

Will insulation stop algal growth in my rainwater tank?

Is Nexseal LE compatible with non-potable water storage?

What is the payback period for above-ground rainwater tank insulation?
For exposed above-ground tanks, the payback is effectively immediate — a single avoided burst-tank incident or algal bloom remediation typically costs more than the entire insulation installation. For sheltered above-ground tanks, payback is driven by water quality benefits and filter service life extension.
Can you retrofit insulation to an existing rainwater harvesting tank?
