"How long will it last?" is the first question every FM asks — and it is the right question. The honest answer depends on which system you choose, how well the roof is prepared, and how it is looked after. This article separates the marketing claims from the evidence and gives you a realistic view of what you can expect from each of Duratite's asbestos cement roof coating systems.

Warranty vs Service Life

These two numbers are not the same. The warranty is the period during which the manufacturer and installer are contractually on the hook for defects. The service life is how long the coating actually holds up in the field. In most cases the service life exceeds the warranty by 5–15 years — but you should always budget and specify based on the warranty figure, not a hoped-for extension.

What Determines Real Lifespan

Five factors drive whether a coating lasts its warranty period or goes longer:

1. Substrate Preparation

A properly biocide-washed, primed roof accepts the coating uniformly. A shortcut on this stage is the number one cause of premature failure.

2. Wet Film Thickness

The coating must be applied at the correct dry film thickness — Duratite logs wet film readings during application on a project map and retains them with the warranty.

3. Weather at Application

Applying in the wrong temperature window or during rain damages the cure. Duratite site managers are empowered to stop work if conditions turn.

4. Building Environment

Acidic fumes from certain processes, coastal salt spray, and heavy rooftop plant traffic all shorten life. System selection should reflect this.

5. Ongoing Maintenance

Gutters kept clear, debris removed, annual inspections — all extend the service life of the coating significantly.

Failure Modes to Understand

When a coating does fail early, it almost always follows one of these patterns:

Adhesion failure — coating lifts off the substrate. Cause: inadequate prep or missed primer.
Blistering — bubbles under the coating. Cause: moisture trapped beneath or dew-point applied.
Cracking — surface crazing. Cause: under-thickness or wrong product for substrate movement.
Erosion — gradual thinning. Cause: nearing end of life, plan a recoat.

Aftercare That Extends Life

Simple maintenance adds years to the service life:

Clear gutters twice a year (spring and autumn).
Remove leaves, moss and debris from roof surface annually.
Visual inspection after severe weather events.
Address any new penetrations or cables immediately with GacoPatch.

Recoat Intervals

Most GacoFlex S42 systems reach end-of-warranty in excellent condition and can be refreshed with a single top-coat at years 18–22 to extend the service life by another full warranty period — at roughly 50–60% of the original cost. This is a huge cost advantage over replacement and means an asbestos cement roof can be kept in service for 40+ years from first encapsulation.

Evidence from Real Projects

Duratite has installed GacoFlex S42 systems on commercial buildings since the mid-2010s and the earliest projects are still in service with no intervention beyond gutter clearance. A 1,500 m² warehouse coated in 2015 is visually indistinguishable from new ten years on. That is what the warranty is built on — real performance, not laboratory claims.

What happens at the end of the 20-year warranty?
The coating does not suddenly fail at year 21 — the warranty is a contractual commitment, not a service life prediction. In most cases GacoFlex S42 roofs are still in good visual and performance condition at 20 years and can be refreshed with a single top-coat to add another 15–20 years at roughly 50–60% of the original cost. Duratite offers an end-of-warranty inspection so clients can plan the recoat budget in advance and avoid surprise capital requirements. Many of our early projects are approaching this point now and tracking well.
Can the warranty be transferred if I sell the building?
Yes — the Duratite warranty is registered against the building address rather than the original client, and transfers automatically on sale subject to a simple notification. This is genuinely valuable to the sale because prospective buyers and their insurers see a 20-year warranty in place rather than an ageing asbestos roof of unknown condition. The compliance pack and original documentation are normally included in the building's O&M manual and handed over during conveyancing. Make sure your solicitor includes the warranty documents in the sale pack.
Does ponding water affect the lifespan?
GacoFlex S42 is one of the only silicone systems specifically warranted for ponding water — so the answer is effectively no, within normal limits. That is a real differentiator on older AC roofs where gutter back-up and slight structural sag can create persistent wet areas. Acrylic systems such as Gaco 127 are more sensitive to ponding and will degrade faster under prolonged standing water, which is one of the reasons Duratite recommends S42 for buildings with known drainage issues. A proper survey will map any ponding areas and feed the result into the system choice.
Do I need to repaint every few years?
No — a properly installed Gaco system does not need recoating during its warranty period. The whole point of a 20-year product is that it is a fit-and-forget solution for the next two decades, with nothing more than routine gutter clearance and a visual check. Some clients choose to apply a decorative refresh coat at year 10 for cosmetic reasons, especially on high-visibility buildings, but it is not a technical requirement. If your previous coating needed repainting every 3–5 years it was the wrong product for the job.
How do I know if my current coating has failed?
Early signs are cracking along corrugation peaks, surface bubbling, localised discoloration where water is sitting, and of course internal leaks or wet patches on the soffit. A Duratite health check will assess the remaining life and recommend either spot repairs, a top-coat refresh, or full recoating depending on condition.
