Why Commercial Oil Tanks Need Insulation
Commercial premises across rural Ireland — care homes, hotels, schools, agricultural businesses, community halls and off-gas-grid industrial sites — rely on stored heating oil as their primary fuel for space heating, hot water and process heat. Much of that fuel is stored outdoors in bunded steel or polyethylene tanks. These tanks face three distinct problems that external spray foam insulation addresses directly: winter wax formation (which stops the fuel flowing), condensation inside the tank (which contaminates the fuel with water), and direct thermal loss from the combustion system when long fill lines are involved.
Wax Formation and Winter Flow Problems
Kerosene (28-second heating oil) begins to form wax crystals at around -15°C, and gas oil (35-second marked gas oil used in some commercial heating systems and agricultural plant) starts to cloud at around -4°C and gels below approximately -9°C. During cold snaps, night-time tank temperatures on exposed rural and upland sites can fall into the gas oil range. When wax forms, it clogs fuel filters, starves burners and causes heating system failures at precisely the time the heating is most needed.
External Nexseal LE insulation raises the effective night-time tank temperature by several degrees by retaining the thermal inertia of the stored fuel. On a 2,500 litre commercial tank, 75mm of Nexseal LE typically keeps the fuel above 0°C through a -10°C overnight freeze, compared to an uninsulated tank that reaches -8°C or below. That difference is enough to eliminate wax formation in kerosene systems entirely.
Building Regulations and TGD J in Ireland
In the Republic of Ireland, Part J of the Building Regulations deals with heat producing appliances, with guidance in Technical Guidance Document J. Its content differs from building regulations in other jurisdictions, so oil storage requirements should never be assumed from outside guidance. Northern Ireland has its own building regulations. Whichever applies, the design of a commercial oil storage installation should be confirmed by the system designer or a competent oil-heating technician at the outset. Good practice for commercial oil storage includes:
• Tanks manufactured to a recognised standard and suitable for the fuel stored.
• Secondary containment (a bund or an integrally bunded tank) to protect against leaks and spills.
• Appropriate separation from buildings, boundaries, openings and ignition sources.
• An installation designed to prevent pollution of soil, drains and watercourses.
None of this directly mandates thermal insulation, but a heating or process fuel system is only fit for purpose if it delivers fuel reliably. In exposed locations, specifiers often include insulation as part of the installation design, because an uninsulated tank that fails to deliver fuel in winter is not doing its job.
OFTEC and Tank Construction Standards
OFTEC is a recognised registration scheme for oil-heating technicians and operates in Ireland. Using an OFTEC-registered technician for the oil installation itself is a sensible way to make sure the tank, pipework and appliance are installed competently. Tank manufacturers publish their own construction standards and installation instructions for polyethylene (plastic) tanks, which are common for smaller installations, and for steel tanks, which are used for larger commercial installations and above-ground bulk storage.
Nothing about external insulation conflicts with good tank installation practice, and Nexseal LE can be applied to both polyethylene and steel tanks. For polyethylene tanks, the foam must be applied only to sound, clean surfaces and the tank manufacturer should be consulted for any specific exclusions. For steel tanks, the foam bonds directly to prepared steel in the same way it does to steel water tanks.
Bunding and Spill Containment
Secondary containment is standard good practice for commercial oil storage: the tank sits within a bund — typically an outer tank or a masonry/concrete enclosure — sized to hold the contents if the tank leaks. A bund of at least 110% of the largest tank's capacity is a common design benchmark; confirm the requirement for your site with your oil-heating technician and environmental adviser. Nexseal LE can be applied to the inner tank without affecting the bund function, and in some cases can be applied to the bund interior to reduce thermal losses from the enclosed airspace.

Fire Safety Around Oil Tanks
Oil tanks should be sited with adequate separation from buildings, openings, boundaries and other fire risks, or protected by a suitable fire-resisting barrier where that separation cannot be achieved. The required distances depend on tank size, type and location, and should be confirmed for your site by the installation designer or a competent oil-heating technician. Duratite does not set separation distances — we design the insulation so that it does not undermine the site's fire strategy.
Nexseal LE is a combustible thermoset material. On tanks sited well away from buildings and boundaries, the foam with its Gaco topcoat is typically all that is needed. On installations where the foam surface could contribute to fire spread — for example, a tank sited close to a building wall or boundary — Duratite specifies a DC315 intumescent coating or a Gaco fire-rated topcoat over the Nexseal LE. Fire performance for your installation should be agreed with the building's fire safety designer, with reference to TGD B – Fire Safety where the Building Regulations apply.
