There is no single “best” silicone roof coating — there’s a best for your project. This guide reviews the main silicone options specifiers across Ireland and Northern Ireland are likely to meet in 2026, honestly, with the strengths and target users for each. No slagging off, no sponsored ranking. Just specifier-grade intel.
The silicone landscape in 2026
Five silicone and silicone-based roof coating systems come up most often in commercial specifications today. Each has a distinct positioning:
1. GacoFlex S42 (Gaco / Amrize, supplied by Duratite)
Best for: Large commercial roofs, 15–20 year warranties, single-coat programme, BER-led energy upgrades.
Strengths: 96% solids, single-coat application, <50 g/L VOC, UL Class A, CRRC, Energy Star, EPD published, 20-year manufacturer warranty tier.
Limitations: Not stocked in builders’ merchants — supplied direct only. Higher upfront material cost than mid-market silicones.
Supplier: Duratite supplies GacoFlex silicone systems in Ireland.
2. Liquasil ML Plus
Best for: Contractors wanting a specialist-manufactured silicone with strong technical backup.
Strengths: Specialist manufacturer, well-regarded industrial roofing specialism, managed-warranty scheme up to 25 years, active in profiled metal and asbestos cement.
Limitations: Typically two-coat application. Smaller distribution network than Gaco.
Supplier: Liquasil Ltd, direct.
3. Cromar Hydrosil
Best for: Small-scale repairs, domestic flat roofs, contractors needing builders’ merchant availability.
Strengths: Widely stocked through builders’ merchants, Sika group backing, 3.78L and 18.9L pack sizes, ASTM D6694 compliant.
Limitations: 10-year manufacturer warranty cap. Two-coat application. Higher VOC (<250 g/L). Not Class A fire listed.
Supplier: Through builders’ merchants or Cromar/Sika direct.
4. Giromax Delcote
Best for: Profiled metal roofs, cut-edge corrosion, industrial cladding refurbishment.
Strengths: Strong industrial cladding market share, managed-warranty scheme, good technical service.
Limitations: Silicone-modified urethane (not 100% silicone), narrower ponding tolerance, two-coat.
Supplier: Giromax Technology Ltd, direct.
5. Garland (multiple product lines)
Best for: Specified, single-source commercial refurbishment with wraparound specification support.
Strengths: Very strong specifier brand, managed-warranty scheme, broad product range.
Limitations: Premium pricing, managed-supply model not always suited to framework/tender work.
Supplier: Garland, direct.
Honest decision framework
- Small repair, builders’ merchant pickup: Cromar Hydrosil
- Large commercial, 20-yr warranty, BER-led upgrade: GacoFlex S42
- Profiled metal / cladding refurbishment: Liquasil or Giromax (either works; preference by contractor experience)
- Managed-warranty tender project: Liquasil or Garland
- Asbestos cement encapsulation: GacoFlex S42
- Topcoat over existing SPF roofs: GacoFlex S42 (industry standard)
The truth about “best”
Across the silicone market, the differences between the top-tier products are smaller than the differences within any one product’s warranty tiers. A 10-year material warranty from any of the above is broadly equivalent. A 20-year fully-installed system warranty with a proper inspection regime is where the real value sits — regardless of brand.
Duratite supplies GacoFlex silicone systems in Ireland. We think GacoFlex S42 is the right choice for most large commercial roofs, for the reasons above. But if your project better suits Liquasil, Cromar, Giromax or Garland, we’ll tell you so. There’s no commission riding on dishonest advice.
