Condition of the Asbestos Cement
Asbestos cement in reasonable condition — intact, not heavily weathered, with no significant fibre release — is straightforward to encapsulate. Badly deteriorated material may require stabilisation work before encapsulation, or in extreme cases, localised removal of the worst sections before the remaining material is encapsulated. A pre-encapsulation asbestos survey determines the condition and informs the specification.
Access and Working Height
Interior spray foam application at height (warehouse roofs at 8–12m) requires cherry pickers or scissor lifts, and the equipment needed and hire duration add to the project cost. Exterior coating work on roofs requires edge protection and may need scaffolding on elevations.
Area and Economies of Scale
Larger projects benefit significantly from reduced per-square-metre costs. A 3,000m² distribution centre roof will usually come in noticeably cheaper per square metre than a 500m² unit, because mobilisation, equipment setup, and compliance overhead are fixed costs spread across a larger area.
Interior vs Exterior Application
Interior spray foam (Nexseal LE) typically costs more than exterior coating (GacoFlex S42/SF42) because it delivers additional thermal insulation value. Tax Relief for Northern Ireland Companies
Companies in Northern Ireland may be able to claim Land Remediation Relief (LRR) through their corporation tax return on expenditure to remediate contaminated land — and asbestos can be a qualifying contaminant. The relief allows a 150% deduction against taxable profits: for every 100 of qualifying spend, 150 is deductible.
At a 25% corporation tax rate, this equates to an effective saving of 37.5% of qualifying expenditure. There is no equivalent relief for Republic of Ireland companies — speak to your accountant about how the works are treated for tax.
