Why cold metal roofs drip — and why it gets worse

Condensation on a commercial roof is not a leak — it’s physics. Warm internal air rises and meets the cold underside of an uninsulated metal, corrugated, steel, tin or asbestos cement roof. As soon as the surface temperature drops below the dew point, water vapour condenses into liquid and runs down the underside of the sheet, dripping onto stock, machinery, electronics, vehicles, livestock or production lines.

The colder the night and the warmer the building, the more dramatic the dripping the next morning. Anti-drip paint, condensation mesh and blanket insulation can mask it temporarily — but only closed-cell spray foam stops the physics.

1 · Raises Surface Temperature Above Dew Point

The foam is a powerful thermal insulator (lambda 0.027 W/m·K). The underside of the cured foam stays at room temperature — warm air can never reach a cold enough surface to condense. The dew-point problem is eliminated by physics, not by management.

2 · Acts As An Integral Vapour Barrier

Closed-cell foam at 25mm thickness has a vapour permeability so low it functions as a built-in vapour control layer (VCL). Moisture in the air physically cannot reach the cold metal substrate above. No separate VCL membrane required.

What actually causes roof condensation in commercial buildings?
Warm, moist internal air rises and meets the cold underside of an uninsulated metal, corrugated or asbestos roof. When the surface temperature drops below the dew point of the air, water vapour condenses into liquid and drips. The colder the night and the warmer the building, the worse the dripping.
How does closed-cell spray foam stop condensation?
It does two things at once. First it insulates the underside of the roof so the surface temperature stays well above dew point, eliminating the physical conditions for condensation. Second, at 25mm+ thickness, closed-cell foam is its own integral vapour barrier — moisture physically cannot reach the cold metal above.
Does anti-condensation spray foam need the roof to be replaced?
No. The foam is sprayed from inside the building onto the underside of the existing roof sheets. There is no roof replacement, no overcladding, and no external work. Most buildings remain operational throughout the 1–3 day install.
Will it work on asbestos cement roofs?

How long does it last?

Can the building stay operational during install?
In most cases, yes. The work is zoned and foam applied during quieter shifts or weekends. Spray equipment is contained, dust and overspray controlled, and the cured foam is touch-dry within minutes.
How is Nexseal LE’s performance evidenced?
By the manufacturer’s declared values to I.S. EN 14315-1, tested to BS EN 12086 and BS EN 1602, plus BS 476 Part 7 Class 1 fire testing when coated with DC315. Nexseal LE is CE marked. No third-party certificate is claimed.
What U-value can be achieved?
At 25mm the build-up typically achieves a U-value of around 0.7–0.9 W/m²K; at 50mm around 0.45 W/m²K. Greater depths can reach TGD L commercial-grade U-value targets — every project is calculated exactly at survey.
What about fire performance?
Nexseal LE is Class E uncoated. Where the foam is exposed to occupied space and a Class 1 surface spread of flame is required, it is overcoated with DC315 intumescent paint, tested to BS 476 Part 7 Class 1.
Will spray foam affect mortgageability or insurance?
Closed-cell spray foam on commercial metal and asbestos cement roofs is widely accepted by commercial insurers and surveyors.
